Landlord have a duty of care to provide an annual inspection which covers the following areas
- Maintenance – which includes pipework, Flues and Appliances. This obligation is covered by annual servicing of your gas appliances in accordance with Manufacturers instructions.
- Gas Safety Check – This is the minimum legal requirement and is required every 12 months, it ensures that all your gas fittings and appliances are safe to use.
- Record – As a landlord, you are responsible for keeping a copy of your gas safety certificate cp12 and providing your tenant with a copy within 28 days of issue. New tenants require a copy prior to occupation.
What if a Tenant wants to bring their own Gas appliance to the property?
You still have a responsibility to ensure the supply pipework is fit for purpose. If the tenant leaves the appliance at the end of the tenancy, it becomes your responsibility to get it checked before the next tenant takes out a new lease.
